In the event Buyer fails to meet this obligation, the Seller shall have the absolute right, but not the obligation, to cause title to the Property to revert to Seller. Traffic Exposure & Visibility Overview: 427 South Main Street – Gainesville, Florida The subject property is located along South Main Street in Downtown Gainesville, a primary north–south arterial connecting the downtown core with southern residential neighborhoods, employment centers, and University of Florida–adjacent corridors. This location benefits from consistent daily vehicular traffic, strong pedestrian activity, and high visibility within the Downtown (DT) zoning district. Estimated Daily Traffic Counts (AADT) Based on publicly available transportation datasets: South Main Street in Downtown Gainesville generally carries approximately 15,000–22,000 vehicles per day, depending on the specific block segment and year of measurement. Traffic volumes reflect Annual Average Daily Traffic (AADT), which represents the total volume of vehicle traffic on a roadway divided by 365 days and is the standard metric used by investors, lenders, and national retailers. While the exact count at the parcel frontage (427 S Main St) should be verified during due diligence, nearby FDOT and City of Gainesville count stations along South Main Street fall squarely within this range, supporting strong daily exposure for mixed‑use, residential, office, or commercial redevelopment.
