  • •Can carry liens or unpaid assessments that become your responsibility - order a title search before you bid.
  • •Pennsylvania is a tax deed state. The county sells the property itself. You take ownership at the sale, subject to whatever the sale did not wipe out.
  • •Title here usually needs a quiet-title action before it's insurable or resellable.
  • •Often sold as-is and may be occupied. Budget for repairs, possible eviction, and legal costs.

We do not estimate what a specific property owes. Lien and back-tax amounts live in county records and only a title search returns the real number, so any figure produced without one is a guess you should not bid against. Estimates only, state-level and excluding local add-ons. 1% state + ~1% local (~2% combined); upset/judicial sales. Not legal or tax advice - confirm the specifics with a title search and the seller before you bid. Compare all 51 state tax-sale regimes.

Full Description

PLEASE READ THE ENTIRE Listing Property being relisted due to non payment PLEASE DONOT BID IF YOU DON'T HAVE FUNDS READY FOR CLOSING PAYMENT IS REQUIRED WITHIN 2 BUSSINES DAYS. NO EXCEPTIONS Amazing Commercial property on a huge lot with rooms for expansion. The bar has been open since 1940, but the previous owner passed away in 2024. it is a local favorite spot. there is also an upstairs 2 bedroom 2 bath apartment. Up for sale is as amazing investment opportunity with huge potential. Pros: Its a 2 story building with a 2200 sq ft bar and restaurant on the first floor, and a 990 sq ft 2 bed 2 bath apartment on the second floor with a separate entrance from the back. the property was well maintained as it has been open since 1940 till 2024. it a local favorite formally knows as Allibies Bar and Grill. reopening it will bring business immediately. Most equipment is already in the bar and comes with the sale. Lease for similar properties run around $6000-$8000 since the land on its own is over half acre with plenty of parking which is a big issue in the area. the land also backs into a creek. there is room to build more units on the lot for extra income. the land is zoned mixed use Commercial/residential. Empty commercial lots in the area are hard to find. especially that Downtown Uniontown, PA is only 7 minutes away from the bar. foundation and exterior are in good shape. County assessed at $100,000 due to current condition with $1500 yearly taxes. NO BACK TAXES OR LIENS. FREE AND CLEAR TITLE. Cons- roof needs to be replaced. I have contact for a local contractor who can do it for $12K. I was planning on working on it, but unfortunately I am not local so it makes it hard. once the roof is replaced, everything else shouldn't cost much, just standard rehab. I would estimate the entire project to cost anywhere between 60K-80K. A similar property is currently listed for $900,000 but it has an additional duplex building. Go visit the property if you wish before bidding but do not enter. Everything I know about the house is in the listing. The condition is as described and pictured. Special Warranty deed will be issued to the winning bidder. Property address: 603 Fairbank Herbert Rd, New Salem, PA 15468 Buyer pays = Winning bid +$5,000 Deed prep and recording fees+ 10% of purchase winning bid as buyer premium.
