Full Description

SPECIFICATIONS – SALE OF STRUCTURE AT 330 S. CRAWFORD STREET, TROY, OHIO You will be bidding on a 116’x32’ building only located at 330 S. Crawford Street, Troy, Ohio, 45373, that has an interior steel ceiling and wall lining. This sale does not include any land. There are two interior rooms that include a bathroom and an office. There is a 40’x32’ unfinished area. There is a light gray roof and trim, cream siding. Building is in overall good condition. The interior finishings, lighting, mechanicals, and furnishings are included. All utilities will be disconnected prior to the removal. Other Details:  The winning bidder will be responsible for providing all labor and equipment for the removal of the structure. The City will not provide assistance related to labor and equipment.  Bidders are encouraged to physically view the structure. Inspection is by appointment only with the site contact of Tim Davis at 937-875-0138.  Payment in full is due not later than 5 business days from the date and time of the Buyer’s Certificate. Payment not received in 5 business days will result in default.  Bidder represents and warrants it shall indemnify and hold the City of Troy harmless from any and all liability, damage, expense, claims, liens or judgments, including reasonable attorney fees, resulting from injury to person or damage to property resulting from or in any fashion arising out of bidder’s inspection of property or being authorized to remove the structure including but not limited to negligent acts, errors or omissions of bidder, its agents, employees, volunteers, successful bidders or invitees.  No removal equipment exceeding 5 Tons per axle will be permitted on the site.  Any loads leaving the site must coincide with MTO regulation (i.e., height, width, length) and be transported on a vehicle that is approved for on highway use. Farm tractors converted to pull highway trailers will not be permitted to remove items from the site.  Any equipment being used to dismantle the site must meet current safety standards.  Site must be kept clean at all times.  Site security is the responsibility of the successful bidder.  The winning bidder must have the proper equipment, transportation and insurance to safely and properly remove the structure from the site. (see insurance requirements and required additional insured language) The Certificate of Insurance and Workers’ Compensation Certificate must be provided to the City, and approved, prior to the City authorizing the successful bidder to proceed.  Removal. The structure is to be removed and the site cleaned of all materials and damage to the site restored within 60 days (unless otherwise agreed to by the City) of the successful bidder being advised to proceed. Successful bidder is to provide the City’s contact Tim Davis [937-875-0138] of the proposed start date 24 hours in advance. The City reserves the right to require the successful bidder to delay removal work should weather conditions so require in order to mitigate damage to the site.  The City of Troy reserves the right to reject any and all bids.
