Overview 1980 curvet quonset building measures approximately 82 feet by 68 feet and is located at Cottonwood Waterfowl Production Area, approximately 1 mile north and 2 miles east of Bertrand, Nebraska in Phelps County. The building will need to be disconnected from the concrete foundation and includes built-in seed storage area and three built-in rooms (office, bathroom, and storage space). Infrastructure inside the building and any insulation will be sold with the building. Condition & Markings Building frame is bolted into concrete foundation. Asbestos survey completed on August 14, 2024, found no asbestos-containing materials present. Property Inspection: Bidders are strongly encouraged to inspect the property prior to placing a bid to evaluate its condition and suitability. By bidding without an inspection, bidders assume the risk of potential omissions in the description. Removal Responsibilities: The successful bidder is solely responsible for all aspects of removal, including packing, crating, banding, loading, and shipping. The agency will not provide assistance. Authorized Third-Party Removal: The authorized third-party agent must present a Letter of Authorization from the high bidder (see terms and conditions for details), a copy of the purchasers receipt, and a valid photo ID at the time of removal. Additional Information: The building frame is bolted into concrete and may need a cutting torch or wheel. The purchaser may also need to bring other tools and equipment such as but not limited to hand tools, hammers, pry bars, tin snips, mallets, power drills, impact drivers, socket sets, reciprocating saws, angle grinders, penetrating oil, magnetic trays, measuring tools, forklifts, cranes, boom lifts, skid-steers, and trailers. To inspect the inside of the building, bidders must coordinate a date and time with the property custodian. The successful bidder must coordinate removal with property custodian. The successful bidder is solely responsible for all aspects of removal, including taking apart, loading and hauling the building off the WPA. Damage to the property is not permitted. Successful bidder causing any damage will be held responsible, including damage to the WPA lands (at the site and in-transit to the site). The U.S. Fish and Wildlife Service will remove other items (which are not part of the structure) from the inside of the building prior to transfer. These other items include sink, water heater, tools, fencing supplies, desk, trash cans, seed storage bags, wooden shelf, trailer, atv seed-stripper, etc. The condition of the property is not warranted.
